Description of the Land
The Lost River Ranch represents a commercial cattle and farming operation improved for quality production and efficiency. Situated on 3,577 deeded acres in Oregons fertile Poe Valley, the Lost River Ranch offers an exceptionally high standard of rural living and an opportunity to enter into a long established and successful agri-business currently producing beef, hay, potatoes and small grain crops. The ranch normally grazes 1,000 pairs while harvesting approximately 1,200 tons of hay and 300 tons of grain. Excellent winter feeding areas include deluxe bunks and a reliable source of clean water easily backgrounding 650 calves. Ten single family homes and a bunkhouse are situated in attractive locations along with well maintained ranch improvements and cattle handling facilities all within 15 paved miles of Klamath Falls. Acre for acre, few eastern Oregon ranch properties rival the diversity and production available in this compact enterprise. The dominant feature on the ranch is the water. More than four miles of the Lost River flows through the ranch. Water is pumped from a well and the river into open ditches or pressurized mainlines while over 500 acres receive gravity-flow district water. Nearly 1,800 acres of pasture and hay meadow are flood-irrigated using head gates and hand turnouts. Four Valley pivots irrigate approximately 555 acres of farmland along with 80 acres under wheel lines. Hand lines serve roughly 50 acres in small pastures and a Nelson big gun picks up the corners. Production from the Lost River Ranch is outstanding. Alfalfa harvest can be expected to produce 5 tons or more per acre. Grass hay will amount to 1.5 tons and better followed by aftermath grazing through the late summer and fall. Beardless barley and triticale baled as hay is reported to produce 3 to 4.5 tons per acre and 2 tons per acre in barley grain. Beef cattle gain 2 to 2.5 pounds daily or 250 to 400 pounds seasonally on the irrigated pasture. In 2011, production included over 200 acres of alfalfa, 95 acres of grass/alfalfa, 260 acres of beardless barley, 30 acres of triticale, 56 acres of potatoes, and more than 1,800 acres of irrigated pasture and hay meadow.

Directions to the Land
The ranch improvements are generous and provide the functional needs for a successful operation. The cattle facilities include three sets of corrals. The central corrals are located adjacent to the landmark White Barn and include covered scales, a portable hydraulic squeeze chute and all weather access to a steel loading chute. A combination show barn/riding arena is across the road. The feedlot is located on a treed slope with excellent drainage. Supporting the farming enterprise are six hay barns covering a total of over 28,000 square feet and four grain bins with a combined capacity of approximately 1,000 tons. The ranch office, a 3,300 square foot shop, a five bay equipment shed, oil shed and fuel shed with above-ground fuel storage are included in the headquarters complex. The interior of the ranch is accessed through a network of well maintained private roads. Two ranch-owned bridges cross the Lost River. Cattle and equipment are easily moved without the nuisance of public traffic while paved county roads are convenient to most of the property. The ranch owns an abundant rock source which is suitable for the maintenance of its roads, ditches and improvements.
