Description of the Land
Size: 2230 acres
Access: Laycock Creek road or Luce Creek road – Year round access to property.
Elevation: 4200’-3200’
Location: This property is located south and west of John Day, Oregon approximately 4.5 miles and south and east of Mt. Vernon, Oregon approximately 5.5 miles.
Wildlife: This area is known for its excellent hunting for deer and elk. The terrain is varied with large hills, brush covered draws, timbered creek bottoms, open hill sides and ridges that have scattered Pine and Juniper. The ranch lends itself very well to the many different kinds of wildlife that live on it. There are Elk, Deer, Bears, Cougars, Bobcats, Coyotes, Chukar, Hungarian Partridge, Quail, and Antelope that have either been harvested or seen on the property. The ranch has been hunted in the past for the upland birds that you can find on some of the steeper side hills ,open ridges and brushy draws. It is obvious to anyone the amount of Elk and Deer on the property due to the extreme amount of sign that you will see while looking at the ranch. There are some opportunities to enhance the wildlife by using some of the irrigation rights to put in alfalfa and keep them there.
Water: Numerous springs can be found on the ranch. Almost all draws on the place have springs in them along with seeps coming out of the side hills. There are a few places that could be made into small ponds with one place in particular that could be made into a large fish bearing pond/lake. There are water rights for that area also that could be made into a recreation right for pond/lake use. Laycock Creek flows for approximately 2 miles through the ranch which is a steelhead bearing stream. Luce Creek starts on the property out of a complex of springs that have water rights.

General: The location of this ranch is between two “developments” in the John Day valley. The owner at some point can decide whether to develop this property at some time in the future into small parcels. Currently the property is under the second year of the CREP program to enhance spawning grounds for the John Day river. This brings in an annual payment of $6800. There are 8 old homesteads on the ranch along with many orchards from the past which bring bears in the fall. The historic The Dalles Military road also goes through the ranch which oxen shoes have been found along.
