Description of the Land
LOCATION: This ranch is located about 2 hours east of Portland, Oregon, via Interstate 84. Travel east of Portland past Port Arlington, then head south onto Highway 74, from I-84, follow to the ranch.

ACREAGE: There are 1,277 acres.

WATER: Irrigation water is from Willow Creek. It is conveyed and put on through pivots. 444 acres are in dry land farming. There are 838 acres of permitted water rights, as well as 920 acres of Columbia River surface water. Crops have included corn, oats, peas, barley, and pasture. POTENTIAL: This property may have wind farm potential. Seller is currently in discussion with a power company to site several wind turbines but nothing has been memorialized, thus far. There is also a potential for organic farming since the property has not been treated with chemicals for over 25 years. 235 acres along freeway is zoned for light industrial and buyer may wish to try and develop that portion into retail for hotels or truck stop if buyer is able.

RECREATION: Willow Creek offers bird hunting and fishing. Deer, elk, and antelope all visit the ranch.

HOMES & BUILDINGS: The residence is a manufactured home with 3 bedrooms and 2 baths with approximately 1,632 sq.ft. and a deck. Other buildings include a storage machine shed with shop, set of corrals, pens, stalls, and miscellaneous improvements.
